👋 Ciao, y’all! Hope you are all having a great week so far.

For today’s newsletter, I wanted to highlight an area that often gets missed by some people looking to buy here in Italy and that is the region of Le Marche. Nestled between the Apennine mountains and the Adriatic Sea, Le Marche offers an authentic slice of Italian life that’s both unspoiled and full of charm. Often called “Italy’s best-kept secret,” the region boasts rolling hills dotted with medieval villages, pristine beaches, and dramatic mountain landscapes — all without the crowds of more well-trodden destinations.

☀️ A Perfect Climate Year-Round
Le Marche enjoys a wonderful climate. Along the coast, summers are warm but breezy with temperatures averaging 27–30°C (81–86°F), while spring and autumn offer mild, sunny days perfect for exploring. In the countryside and foothills, you’ll experience cooler evenings and crisp, golden autumns — plus easy access to ski resorts in winter, where mountain temperatures hover around -2 to 5°C (28–41°F). So, lovely seasons!

🏡 Affordable, Authentic Living
One of the region’s biggest draws is its excellent value. Compared to Tuscany or the Amalfi Coast, property prices in Le Marche can be 30–50% lower. Daily living is refreshingly affordable — with local produce, fine wines, and meals at traditional restaurants often costing less than half of what you'd pay in major Italian cities. On average:

  • A cappuccino ~ €1.30

  • Dinner for two at a trattoria ~ €35–50

  • Monthly groceries for two ~ €250–350 (how amazing is this?!)

  • Property taxes and utilities are generally modest; annual property tax is low for primary residences and reasonable even for second homes. Just be aware of potentially higher gas prices in the winter.

Rich in history, art, and culinary traditions, Le Marche is home to Renaissance towns like Urbino, vibrant coastal resorts like Senigallia, and world-class wines such as Verdicchio and Rosso Conero. Here, you’ll find a slower pace of life, welcoming communities, and a high quality of living — whether you dream of a countryside retreat, a seaside escape, or a base for exploring Italy’s heartland.
